Gregory Preston AM is Chair of Preston Rowe Paterson Australasia Pty Ltd and Managing Director of Investment Valuation & Capital Markets Advisory at Preston Rowe Paterson Sydney, bringing more than 40 years of experience across real estate valuation, advisory, asset management and capital markets.

 

Gregory heads up the firm’s client and business development for REIT, fund, corporate and institutional markets. He is widely recognised as one of Australia’s most experienced valuation and property advisory professionals, with a career spanning institutional investment property, major development projects and complex infrastructure assets.

 

Gregory’s professional experience covers all major real estate classes, including commercial office, industrial, retail shops and shopping centres, hotel and leisure assets (including business and resort accommodation hotels, pubs and motels), and large scale residential developments. In addition to traditional real estate, he has acted extensively in the valuation and advisory of major infrastructure assets, including airports, maritime and shipping ports and other strategic infrastructure investments and developments.

Throughout his career, Gregory has advised a broad client base comprising institutional investors, corporates, government agencies, Real Estate Investment Trusts (REITs) and banking institutions. His work includes both existing income producing assets and future development projects, often involving complex feasibility analysis, cash flow modelling and capital structuring considerations. He is particularly experienced in acquisition strategy, due diligence, negotiation and investment decision support in competitive and highly regulated market environments.

 

Gregory leads Preston Rowe Paterson Sydney’s investment valuation and capital markets advisory capability, with specialist expertise in investment and development valuations, real estate capital markets advice and strategic corporate real estate occupation analysis. His advisory work frequently intersects with broader asset and facilities management strategy, portfolio optimisation and long term capital planning for major property owners and occupiers.

 

In addition to his advisory practice, Gregory is regularly engaged as an expert witness in major property and infrastructure matters, including complex litigation and compulsory acquisition proceedings. He is experienced in providing independent expert evidence in court and tribunal settings, drawing on deep market knowledge, rigorous valuation methodology and a strong understanding of statutory and commercial frameworks.

 

As Chair and Managing Director, Gregory has long standing responsibility for corporate governance, strategic planning, risk management and professional standards within Preston Rowe Paterson Sydney. His role encompasses board level decision making, oversight of complex advisory engagements, and stewardship of independence and probity across valuation and capital markets assignments.

 

Gregory is a member of the Australian Institute of Company Directors, reflecting formal training and experience in contemporary governance principles (Company Directors Course and Boardroom Mastery Course), director duties and board oversight. His advisory work regularly involves direct engagement with boards, executive teams and investment committees of institutional investors, corporate and government entities, where he provides independent, commercially focused advice to support strategic and capital allocation decisions. Greg has been previously been NSW State President and Australian President of the Australian Property Institute (API) and is the current President of the Property Funds Association of Australia.Gregory holds a Bachelor of Commerce (majoring in Land Economics) and a Master of Applied Finance (majoring in Investment Management), along with formal qualifications in real estate valuation and practice. He is a Life Fellow of the Australian Property Institute and a Fellow of the Royal Institution of Chartered Surveyors, and is a member of the Australian Institute of Company Directors. Gregory Rowe is a founding director of Preston Rowe Paterson, one of Australia’s leading independent property valuation, advisory and property management firms. Since co founding the business in Sydney in the late 1980s, Gregory has played a central role in its evolution from a boutique practice into a national organisation with offices across all Australian capital cities, key regional centres, and an international presence through New Zealand and global affiliations. Gregory also heads up the firm’s business and client development for corporate e and government clients.

 

Gregory has extensive experience spanning 40 years across real estate valuation, asset, plant and machinery valuation, portfolio administration, and strategic property consultancy, acting for government agencies, institutional owners, corporates, financiers, insurers and private clients. His work spans all major asset classes, including commercial office, industrial warehouses and logistics facilities, retail shops and shopping centres, hotel and leisure properties, residential development projects, rural assets and special purpose properties.

 

A key focus of Gregory’s practice is large scale portfolio valuation and administration, where consistency, governance and audit defensibility are critical. He has led valuation and advisory mandates covering multi asset and multi location portfolios, supporting clients with recurring valuation programs, portfolio re measurement, internal governance reporting and strategic asset decision making. Public profiles do not enumerate individual client names; however, this portfolio work includes mandates for major listed and institutional property owners, including large industrial and logistics portfolios, where disciplined methodology and standardisation across assets are essential.

FAQs

An independent property valuation is a comprehensive legal report provided by a qualified, independent licensed valuer recognised by the court of law. The report determines a property’s market or rental value for lawful purposes like refinancing, mortgage, capital gains tax, and other specialised valuation requirements.

What do property valuers include in a property valuation report?
The content will vary depending on the property type and purpose, however, generally, a full property valuation report prepared by a licensed property valuer will include detailed legal and physical descriptions of the property, such as description of land and improvements, council zoning restrictions, fixtures and features and ancillary improvements. An extensive analysis of variables that contribute to the market value of the property will be carried out as part of the valuation including recent comparable sales, market evidence and overall market conditions.

Bank valuations are done as part of working out an amount of money to loan to ensure the home loan does not exceed a property’s value. This is because the property is used as security for the loan. If the borrower defaults on payments, the lender has the right to take possession and dispose of the property to recover the outstanding mortgage.

The main difference is that a property appraisal conducted by a real estate agent has no legal basis and will not stand in a legal court in New South Wales. Property appraisals can be targeted towards a marketing strategy to list the property for sale. On the other hand, property valuations completed by an independent licensed valuer hold no conflict of interest and can be used to resolve legal disputes in court.
