Troy established the Brisbane office of Preston Rowe Paterson in 2004 and has since grown the business through a diverse and comprehensive service offering.
He brings expertise across the full spectrum of property and asset classes, including commercial, industrial, retail, residential, rural, special use, and plant and machinery. Troy has extensive experience providing property valuation and consultancy services to a broad range of clients, including Government agencies, mining and oil companies, banks and non-bank lenders, property developers, architects, public companies and private clients. This breadth of experience has given Troy a well-rounded and thorough understanding of all facets of the property profession.

Chris joins PRP Brisbane with over 30 years of experience in the Australian property industry, bringing a comprehensive background spanning valuations, management and risk mitigation across all classes of real estate.
His expertise covers a wide range of property sectors, including commercial office, industrial (manufacturing and office warehouse), retail shops and shopping centres, rural properties, residential developments and infrastructure.
Throughout his career, Chris has provided mortgage, insurance, pre-purchase and estate advice across all property sectors along the East Coast of Australia. He has overseen and been directly involved in a diverse range of valuation work, giving him a deep appreciation for the critical role that sound valuation and considered advice play in making prudent property decisions.
This breadth of experience positions Chris as a highly valuable addition to the PRP Brisbane team.

Glenn Coonan brings a wealth of diverse valuation experience spanning rural properties and island resorts, aquaculture and international hotels, through to industrial, office and retail assets, going concerns and Specialist Disability Accommodation (NDIS).
His leadership experience is equally broad, encompassing team management, the creation of new national businesses, and the negotiation of acquisitions and joint ventures. Glenn has a proven ability to build and inspire high-performing teams.
An innovative leader across both new and established businesses, Glenn has a strong track record of creating sustainable enterprises through clear vision, shared goals, succession planning, and the development of quality systems, processes and people.

An independent property valuation is a comprehensive legal report provided by a qualified, independent licensed valuer recognised by the court of law. The report determines a property’s market or rental value for lawful purposes like refinancing, mortgage, capital gains tax, and other specialised valuation requirements.
What do property valuers include in a property valuation report?
The content will vary depending on the property type and purpose, however, generally, a full property valuation report prepared by a licensed property valuer will include detailed legal and physical descriptions of the property, such as description of land and improvements, council zoning restrictions, fixtures and features and ancillary improvements. An extensive analysis of variables that contribute to the market value of the property will be carried out as part of the valuation including recent comparable sales, market evidence and overall market conditions.
Bank valuations are done as part of working out an amount of money to loan to ensure the home loan does not exceed a property’s value. This is because the property is used as security for the loan. If the borrower defaults on payments, the lender has the right to take possession and dispose of the property to recover the outstanding mortgage.
The main difference is that a property appraisal conducted by a real estate agent has no legal basis and will not stand in a legal court in Queensland. Property appraisals can be targeted towards a marketing strategy to list the property for sale. On the other hand, property valuations completed by an independent licensed valuer hold no conflict of interest and can be used to resolve legal disputes in court.

From obtaining written agreement from our clients, undertaking a formal inspection of the property (where required), researching and analysing relevant property information and finally generating a detailed report providing rationale as to the value of the property.
