PRP Geraldton & Midwest was established and incorporated into our international property consultancy group in 2021 by locally based Director Glenn Cooper. Glenn has over 28 years of valuation and property experience.
Based in Geraldton, the local office provides property valuation services covering areas north to Carnarvon, east to Meekatharra, south to Jurien Bay and everywhere in between.

Glenn and staff have extensive experience in all facets of the valuation industry including residential, commercial, rural and regional work for finance, government and private clients.

PRP Geraldton and Midwest was engaged by a lender to assess two Carnarvon plantation properties which included significant shade house infrastructure and two different types of water licences.

The Challenge

  •  There was a lack of recent settled on-market evidence to assist in establishing property value.
  • The shade house infrastructure was far more substantial than anything else that had sold over the last several years.
  • With significant construction cost rises, there was a wide ranging opinion of the true replacement cost and added value.
  • Determining the additional value of the water licences required on the ground experience in the location and an in-depth knowledge of the legal and statutory capability of transferring these.

The Result

  • We were able to source full details of registered and off-market transactions to provide the client with confidence in making an informed lending decision.
  • We were able to source suitable replacement cost of shade house infrastructure from our internal network and the broader PRP network.
  • We were able to articulate the value of water license, connection and importance to the land and risk of transfer to lender.

PRP Geraldton and Midwest was engaged by a commercial tenant to establish the Market Value and Market Rent of a large industrial development they were currently leasing to investigate acquisition scenarios or re-negotiation of the lease.
This included several lots and multiple buildings including potential contamination issues from underground fuel tanks.

The Challenge

  • Consisted of a variety of size and quality buildings.
  • There may have been some contamination issues that needed to be addressed.
  • The market for this type of property was improving with only limited evidence to judge recent growth in capital and rental values.

The Solution

  • We sourced recent comparable evidence of sale and rental information to ascertain a reliable and accurate value to provide the client confidence in their investment decision.
  • We provided suitable risk commentary around the potential contamination issues including some advice on solutions and how to mitigate their risk prior to purchase.

PRP Geraldton and Midwest was engaged by a lender to assess one of the more substantial and well located residences in town.

The Challenge

  • Presented the upper end of the market in the Geraldton region with limited market depth and limited evidence.
  • Improving market conditions requires a good local knowledge to best judge the moving market.

The Solution

  • We considered all available evidence and analysed the price growth of these sales relative to each other to best determine the level of growth on the location and allow for this when comparing the limited evidence available.
  • Obtained recent construction data and land sales to consider the replacement cost of the property.

Regional Mixed Use Development / Office Valuation

PRP Geraldton and Midwest was engaged by a Government Department to establish the market value of a potential development site with dated office improvements in a Carnarvon waterfront position.

The purpose of the valuation was for disposal purposes with several interested parties already in place.

The Challenge

  • The location has had varying degrees of demand over time which has led to fluctuating prices.
  • Commercial properties are thinly traded in the area.
  • There were a number of environmental and local economic conditions influencing the value.

The Solution

  • We provided insight into market demand and established the driver and legitimacy of the of market interest.
  • Through our broader PRP network in WA, we were able to summarise and include commercial transactions from various regional towns.
  • This assisted the department with the disposal of the asset at a time to best maximise their returns.

Road Resumption Valuations

PRP was engaged by the acquiring authority to provide the initial assessment on a variety of commercial and residential land holdings within Geraldton for the first stages of planning for potential future land acquisition.

The Challenge

  • The sites included a wide range of properties from high exposure retail to residential and more industrial based land.
  • Improvements were to be considered at this early stage however without the benefit of full inspections, adding a degree of subjectivity.

How We Assisted

  • We used all available information to gain an accurate picture of the improvements on site.
  • We adjusted land rates based on our experience and the available evidence between the adjoining but differing property types and zonings.
  • We provided clear rationale as to the value of compensation payable in accordance with legislation.

In 2021 Glenn established the PRP Geraldton and Midwest office after seeing a gap in the market for a locally based, experienced valuation firm specialising in the area.

Glenn has over 25 years valuation experience working throughout Western Australia and has previously managed a team of 30 valuers, who serviced the Perth Metropolitan and surrounding areas.
Glenn has had significant experience in the rural and regional sectors spending many years working through regional centres of WA covering most asset classes including residential, commercial and rural.

Glenn is also a licensed real estate agent, having been involved in a number of leasing and sales transactions and provides a differing view and insight into market dynamics.

He has an extensive history within the valuation industry and involvement in the governing body the Australian Property Institute (API) as well as training a significant
number of young valuation professionals.

Cameron established the PRP brand in Western Australia, opening the Perth office in 2016.

With some 16 years of experience in the property valuation profession, of which the last 10 years have been at a Director level.

Cameron has a wealth of experience and knowledge, having conducted property valuation and consultancy projects on a broad range of asset classes including commercial, industrial, retail and residential sectors in both metropolitan and regional locations.

FAQs

An independent property valuation is a comprehensive legal report provided by a qualified, independent licensed valuer recognised by the court of law. The report determines a property’s market or rental value for lawful purposes like refinancing, mortgage, capital gains tax, and other specialised valuation requirements.

What do property valuers include in a property valuation report?
The content will vary depending on the property type and purpose, however, generally, a full property valuation report prepared by a licensed property valuer will include detailed legal and physical descriptions of the property, such as description of land and improvements, council zoning restrictions, fixtures and features and ancillary improvements. An extensive analysis of variables that contribute to the market value of the property will be carried out as part of the valuation including recent comparable sales, market evidence and overall market conditions.

Bank valuations are done as part of working out an amount of money to loan to ensure the home loan does not exceed a property’s value. This is because the property is used as security for the loan. If the borrower defaults on payments, the lender has the right to take possession and dispose of the property to recover the outstanding mortgage.

The main difference is that a property appraisal conducted by a real estate agent has no legal basis and will not stand in a legal court in Western Australia. Property appraisals can be targeted towards a marketing strategy to list the property for sale. On the other hand, property valuations completed by an independent licensed valuer hold no conflict of interest and can be used to resolve legal disputes in court.

We ensure due diligence is taken at every step of the process throughout a property valuation. From obtaining written agreement from our clients, undertaking a formal inspection of the property (where required), researching and analysing relevant property information and finally generating a detailed report providing rationale as to the value of the property.
